Southwest Fresno, ZIP 93706, is the Edison district, the streets around Jane Addams and Kirk schools, and the older blocks west of Highway 99 along California and Church avenues. It has the cheapest houses in the city and the fastest price growth: a median of $150,000 in 2019 and $315,000 in 2025.

That doubling is a catch-up, not a premium. Houses here were priced far below the rest of the city for decades, and first-time buyers using FHA loans closed the gap. There were only 129 sales in all of 2025 and about two months of supply, so there is almost nothing on the market, and what appears goes fast if it is clean. What does not go is the house with a bad roof, a converted garage without a permit, or an unpermitted back unit, because the buyer’s lender will not close on it.

The Southwest Fresno Specific Plan has been in place since 2017, there is new for-sale housing at Heritage Estates, and the Roeding Business Park brings jobs to the west side. Lots here are still inexpensive. We buy houses in 93706 to repair and keep or resell, and we buy the lots.
