Who sells a house this way
Nothing has to be wrong with the house. These are the reasons owners call us instead of calling an agent.
- The house you inherited. Often out of town, often still full of a parent’s things. We deal with whoever has the authority to sell, the trustee or the executor, and we buy it with what is left inside. Inherited houses.
- The rental you are done with. Long-term tenants, late rent, a unit you have not seen in years. We can buy with the tenants in place and take over the leases and deposits as they stand. Do not give anyone notice on our account. Tenant-occupied rentals.
- More work than you want to pay for. The roof, the plumbing, the foundation, a kitchen from 1962. We price the work and buy the house with the work still in it.
- An addition or garage conversion without a permit. Most buyers’ lenders will not close on it. We are not that kind of buyer. As-is and unpermitted.
- A vacant house. Sitting empty, costing taxes and insurance, and drawing the wrong kind of attention.
- Behind on the property taxes. What is owed to the county is paid out of the sale at closing, as it would be in any sale.
- Moving, or already gone. You live in Clovis, the Bay Area or out of state, and the house is in Fresno.
- A date you have to meet. A move, a divorce, a settlement. Tell us the date you are working toward and we will tell you whether we can meet it.
Where in Fresno
The older parts of the city, and the towns around it.
We buy most south of Shaw Avenue, and especially south of Highway 180: Roosevelt, Sunnyside along Kings Canyon Road, Southwest Fresno and West Fresno, Calwa and Malaga, the Tower District and the streets around Fresno City College, the Belmont Avenue corridor, Jane Addams and Mayfair. A house built before 1970 on an ordinary city lot is what we buy most. We also buy in Sanger, Selma, Fowler, Reedley, Kerman and Clovis.
A newer house north of Shaw usually sells best on the open market. If that is what you have, we will tell you so rather than make you a low offer.
How the number is worked out
We start with what the house should sell for once the work is done, from recent closed sales on the same streets. Then we take off the cost of the work, the cost of holding and reselling it, and the margin we need for taking the risk. What is left is the offer. It is a buyer’s price, built to leave us a profit, and it is not an opinion of what your house would bring on the open market.

Closing
Title and escrow, as in any sale. Taxes or liens owed on the house are paid out of the sale.
What we are, and what we are not
We are the buyer. Casa Fresco buys houses for its own account, as a principal, and we intend to make a profit on what we buy.
We are not your agent. One of our two owners, Sam Fox Brennan, is a licensed California real estate broker (DRE #02178674). When we buy, he is one of the buyers, and nobody at Casa Fresco represents you. The written offer says so.
What a direct sale may cost you
Price, most likely. An offer for a house as it sits is usually lower than the same house could sell for after repairs, on the open market, with buyers competing for it.
If price matters more to you than time or trouble, talk to a listing agent first. Before you answer any offer of ours, we encourage you to get independent advice: your own agent, an attorney, an appraiser or family you trust.

Probably. Our number has to cover the work the house needs, the cost of holding it and a profit for us. Whether a sale without repairs, showings or commission is worth that is your call. Before you make it, ask an independent agent or appraiser what the house would bring if you listed it.
- Do I have to fix or clean anything first?
No. We buy the house as it sits, and that includes what is left inside it. Take what you want and leave the rest.
- Who is the buyer?
Casa Fresco Group LLC, owned and run by two people, Sam Fox Brennan and Eduardo Cota. The buyer named in the offer is Casa Fresco or a company the two of them control. Their names, their license numbers and the company website are at the bottom of every page.
- Are you my agent?
No. Sam Fox Brennan is a licensed California real estate broker, but when Casa Fresco buys he is one of the buyers and acts as a principal. Nobody at Casa Fresco represents you, and anything we say about price comes from a buyer. You are free to hire your own agent or attorney to review the offer, and we encourage you to.
- Is there a fee or a commission?
No. You are selling to us directly, so there is no commission. Escrow and title charges are split the way they normally are in Fresno County, and the offer spells that out.
- Can I list the house, or take other offers, while you look at it?
Yes. Telling us about a house commits you to nothing. Until you sign a purchase contract you are free to list it, take other offers or do nothing at all.
- What if the house is in Sanger, Selma or Clovis?
