What this leaves out
- Repairs that grow. Old houses in Fresno often hide galvanized pipe, a sewer lateral or wiring that turns a $40,000 job into $60,000. The high guess is there for that.
- Your time. Hiring, checking and paying contractors, from wherever you live.
- A buyer who backs out. Financed buyers can, and the months start again.
- Taxes on the sale. Ask a tax advisor, especially for a rental or an inherited house.

The direct price that would leave you the same as fixing and listing, after your closing costs on a direct sale. Most direct offers, ours included, come in below this line, because the buyer takes on the repairs, the months and the risk. Whether being done is worth the difference is your call.
