An empty house in Fresno, and you are somewhere else.

A house that sits empty costs more every month than most owners expect, and two of those costs have deadlines. Here is what they are, what to do this week whatever you decide, and how a sale works when you never set foot in Fresno.

The two clocks

Your insurance: 60 days

California’s standard fire policy does not cover some losses once a building has been vacant or unoccupied for more than 60 days in a row, unless the policy has a vacancy endorsement (Insurance Code §2071). Fire, vandalism and a burst pipe are what empty houses suffer most. Call your agent and ask, in those words, whether the house is covered while vacant.

The city: register it

Fresno asks owners to register a building expected to stay vacant more than 30 days and to name a local contact. Registration is free. The city’s fee schedule lists a penalty of $250 a month for a vacant building that is not registered, and larger penalties for vacant buildings that are open or unsafe. This week, whatever you decide

  1. Call the insurer

    Ask whether the house is covered while vacant, and what a vacancy endorsement costs.

  2. Register it with the city

    If it will stay empty more than 30 days. Name someone local who can get there.

  3. Shut off what you can

    Water at the street or the house valve, and the gas if nobody is checking on it. Leave the power on for a porch light if the account is paid.

  4. Have someone look at it

    Once a week if you can. A neighbor, a friend, or a property manager for a monthly fee. Open doors and broken windows are what turn an empty house into a code case.

  5. Keep paying the property tax

    Fresno County bills in two installments, due November 1 and February 1, late after December 10 and April 10. Unpaid taxes come out of any sale, with penalties.

Selling from out of town

  • The visit. A key in a lockbox, or a neighbor with a key, and a video call if you want to walk it with us. You do not have to fly in.
  • The paperwork. Escrow is at a Fresno title company. You sign by mail or with a mobile notary where you live, and the money comes by wire.
  • The contents. Take what you want shipped and leave the rest. We buy the house with what is in it.
  • A tenant in it? Then it is a rental sale, and the tenant stays. Rentals with tenants.
