Nothing to fix first
Do not spend money getting a house ready for us. The offer already accounts for the work, and a repair you pay for rarely comes back to you in our price.
What we see, and what we do about it
The common ones. If yours is not here, send it anyway.
- A garage conversion or added bedroom without a permit
The county’s record says 1,100 square feet and the house has 1,500. Buyers’ lenders price the house on the record, or walk away. We buy the house as it is and take on the permit question ourselves.
- A back house or second unit that was never permitted
Since 2025 a California law lets the owner apply to permit an accessory unit built before 2020 even if it does not meet today’s code, as long as it is safe. Whether yours qualifies depends on when it was built and what the city finds. We take that on after we buy. You do not have to.
- Fire, water or a roof that has been leaking for years
We price what it takes to put the house right, not what it takes to make it presentable. A house with a kitchen fire is still a house on a lot in Fresno.
- Foundation, plumbing, electrical, the big systems
Eduardo runs a plumbing company. He prices the plumbing himself and knows what the other trades charge in Fresno County. The number in our offer comes from him, not from a guess.
- Code enforcement letters
An open case with the city does not stop a sale. Tell us what the letter says. Some cases are resolved by the work we were going to do anyway.
- Hoarding, animals, squatters, a house you cannot bring yourself to go into
We have no interest in judging it. We walk it once, price it and buy it with whatever is in it.
Why the offer is what it is
The work comes off the top. So do the months we hold the house while it is done, and the cost of selling it afterward, and a margin for the risk that the work turns out to be more than it looked. That is why an as-is offer is lower than what the finished house sells for, and we would rather show you that arithmetic than hide it.
Before you accept any offer of ours, ask someone independent what the house would bring if you fixed it and listed it. Sometimes that is the better answer, and we will say so.
Questions
- Do I have to disclose the unpermitted work?
Yes, and so would we when we sell. California requires a seller to disclose what they know about the property. Tell us what you know. It does not change whether we buy, and it protects you.
- Will you make me get a permit or an inspection first?
No. We buy the house as it sits. Any permit work happens after closing, on our account.
- The house is not safe to walk through. Can you still make an offer?
Usually. Tell us what happened and send photos if you have them. We may make the offer subject to one look inside, and the offer will say so.
- Is there anything you will not buy?
A house on a lot the city will not let anyone rebuild on, a house with title we cannot clear, and a house where the owner would plainly do better listing it. We say which in the first reply.
