Sell Fresno House Start

Sell Fresno House › Out-of-town owners

Before you travel to Fresno or pay for a cleanout, find out what we would offer.

For owners and heirs who live somewhere else. Send the address and what you know. We reply the way you choose with what we can see from the public record and whether it is a house we buy. If it is, one walk-through, with or without you there, and a written offer for the house as it stands, contents and all.

  • No trip needed to get a number
  • Leave the contents. Take what you want first
  • Sign by mail or with a notary where you live
  • Email only, if you prefer. No call unless you ask

Send the address

Three questions. Sending it commits you to nothing. Or call or text (530) 635-8196.

What is the situation?
How should we reach you?

Next: a person reads it and replies the way you chose, usually within two business days. No call unless you ask for one. Privacy

What you will not have to do

  • Fly inA lockbox, a neighbor or a relative lets us in. We send you photos.
  • Empty itWe buy it with what is inside. Family things we find, we set aside and ask you about.
  • Fix itThe repairs are in our price, listed, so you can see them.
  • Show itNo open house, no strangers through it.
  • Pay a commissionNone. Escrow and title costs are split the usual Fresno way.

What happens after you send it

  1. Right awayA confirmation on screen of what you sent.
  2. 1–2 business daysA person replies the way you chose: what the county record shows, whether it is a house we buy, and who would need to sign.
  3. If it fitsWe arrange one walk-through around your schedule and access. You do not need to be in Fresno.
  4. The offerIn writing: the price for the house as it stands, how it was built, what we need from you, and the conditions.
  5. ClosingAt a Fresno title company. You sign by mail or with a mobile notary; the money is wired to you, the estate or the trust.

We do not quote a binding price from an address alone, and we do not promise a closing date before we have seen the house and the title.

Who has to sign

The house was in a trust

The successor trustee can usually sell without court, with the trust and a death certificate.

There is a will or no will, and no trust

Someone has to be appointed by the court before anyone can sign, which takes months. You can still get our number now, and we can wait for the court. Probate sales sometimes need court confirmation, which can bring other bidders.

Brothers and sisters inherited together

Everyone who must sign should see the same written numbers at the same time. We send the offer to all of you.

Someone is living in it

A tenant stays, and we buy with the lease in place. A relative living there is a family conversation first. Rentals with tenants.

A longer, plain guide for heirs is at the Fresno Inheritance Guide, published by the same company.

What a written offer looks like

Illustrative numbers for a made-up inherited 1950s house, contents included. Not a real property and not a quote.

Should sell for once repaired, from recent nearby sales$315,000
Repairs, listed line by line, and the cleanout−$48,500
Our costs to buy, hold, finance and resell−$32,200
Our margin for the risk−$31,500
Offer for the house as it stands$202,800

The real offer names the buyer, states that a member is a licensed broker who is not your agent, says how we are paying, and lists the conditions and dates.

Is it worth less than listing?

Usually, yes. Listing an inherited house often means a trip, a cleanout, repairs a buyer's lender asks for, and months of taxes and insurance on an empty house. If those don't apply to you, listing may net more, and we will tell you if we think so.

While it sits empty

Two things start a clock: many insurance policies stop covering some losses after 60 days vacant, and Fresno asks owners to register a building that will be vacant more than 30 days. What to do this week.
