What happens after you send us an address.

A direct sale has fewer steps than a listing, but the steps are not secret. Here is each one, and what we do at each.

First reply
In writing, usually within two business days.
The visit
One walk through the house, at a time that works for you or your tenant.
The offer
A number in writing, for the house as it sits.
Closing
Through a title company and escrow, like any sale.
  1. You tell us about the house

    The address and what is going on with it. The form takes a minute. A call or a text works just as well. Nothing you send commits you to anything.

  2. We look at the numbers before we bother you

    Sam pulls the recent closed sales on the same streets, the county’s record of the lot and the house, and the permit history. If it is not a house we would buy, we tell you so in the first reply and we do not waste your time with a visit.

  3. One visit

    Sam or Eduardo walks the house, inside and out. Eduardo prices the work the house needs, trade by trade, the way he does on his own plumbing jobs. We do not need it cleaned, emptied or shown to anyone else.

  4. The written offer

    A price for the house as it sits. The offer names the buyer, Casa Fresco or a company we control, and states that one of its owners is a licensed real estate broker. It says how we are paying, lists what the closing depends on, and gives you time to have someone of your own read it.

  5. Escrow and title

    If you accept, the contract goes to a title company in Fresno. Title checks the deed and any liens, and the county taxes or other amounts owed on the house are paid out of the sale. You sign at the title company or with a mobile notary.

  6. Closing day

    Escrow records the deed and sends you the money, by wire or check. You hand over the keys. Whatever you left in the house is ours to deal with.

Timing

Tell us the date you are working toward and we will tell you whether we can meet it. A house with clear title can close in a few weeks. A house in probate runs on the court’s timeline, not ours, and a house with a tenant in it closes with the tenant in it.

If you need to stay in the house for a while after closing, say so. It can often be written into the offer.

What is in the written offer

Read it before you sign anything, and have someone else read it too.

The buyer
Casa Fresco Group LLC, or a company owned by Sam Fox Brennan and Eduardo Cota. The offer says which.
The license disclosure
That one of the buyers, Sam Fox Brennan, is a California real estate broker, DRE #02178674, acting as a principal and not as your agent.
The price
One number, for the house as it sits, with nothing for you to repair first.
How we are paying
Stated in the offer, so you can see what the closing depends on.
Contingencies
Anything the closing depends on, listed. A clear title is one. If there are others they are written down, not implied.
Dates
When escrow opens, when we can close, and any time you need after closing.
Costs
Who pays which escrow and title charges. There is no commission.
