Why owners sell a rental this way

  • You own it from far away. You moved to the Bay Area, Clovis or out of state twenty years ago and the house in Fresno has been a rental ever since. Managing it from there has stopped being worth it.
  • The tenant has stopped paying, or the building has stopped working. We buy the problem along with the building. As the new owner we take on the landlord’s obligations under state and local law, and we deal with the tenant ourselves.
  • Selling with tenants on the open market is hard. Listings want the units vacant and shown. Lenders want rent rolls and leases that may not exist. We ask for one visit and whatever paperwork you have.
  • You would rather not have strangers through it. An open house in an occupied rental is miserable for the tenant and for you. There is no open house.
  • You have a 1031 exchange, or a tax reason, that puts a date on it. Tell us the date. Casa Fresco does not provide tax advice; your tax advisor and your exchange intermediary set the rules, and we work inside them.

What we need from you

The address, how many units, roughly what each pays, and whether anyone is behind. Copies of the leases if you have them; if you do not, say so. We can work from what exists.

Deposits are credited to us at closing and we hold them for the tenants from then on. The tenants get a letter from us after closing saying where to pay rent. Nothing changes for them before that.

How we price a rental

Two ways, and we use the one that gives you the higher number.

As income property

What the units should rent for once the work is done, less the real costs of running the building in Fresno: taxes, insurance, water and trash, repairs, vacancy and management. We price it off the income that is left, the way any buyer of apartments would.

As a house

For a single rental house, what it would sell for to a family after the work, less the work, the holding costs and our margin. Same arithmetic as any house we buy.

Either way

The number is in writing, the buyer is named, and you are free to take it to someone independent before you answer. You may get more by listing it. We say so because it is true.

Questions

Do my tenants have to leave before you buy?

No. We buy with the tenants in place and take over the leases and deposits as they stand. Please do not give anyone notice because you are selling to us.

A tenant is months behind. Does that stop the sale?

No. Tell us what is owed. The building is priced with the situation in it, and after closing the tenant is our tenant and the back rent and any eviction are ours to handle under California law.

I do not have written leases. Is that a problem?

It is common. A month-to-month tenancy without a written lease is still a tenancy. Tell us what each tenant pays and when they moved in, and we work from that.

Will you tell the tenants before closing?

Only to arrange the one visit, and only with you. They hear from us as their new landlord after the deed records.

Do you buy apartment buildings?

Small ones, in Fresno: duplexes through buildings of a few dozen units, mostly built between the 1940s and the 1980s. Send it and we will say.
