Sunnyside is a mix. The newer houses east of Peach sell well listed and are not what we buy. The older houses along Kings Canyon, Butler and Tulare, from the 1950s through the 1970s, are the ones that come to us: rentals, estates, houses with additions nobody permitted, and houses on the deeper lots where a second unit fits.
Part of the ZIP is in Clovis Unified, and Fancher Creek Town Center opened with Target and Sprouts, both of which keep demand for finished houses high. That is good for a seller who lists a clean house, and it is why a tired house here is worth fixing rather than selling at a discount for its condition alone.
